WHY ARE WE DIFFERENT TO OTHER AGENTS ?  -  IT'S THE FAMILY CONNECTION.

Although Euroburo Ltd  is run and managed from the UK, members our family are directors of an Austrian registered estate agency and are permanently resident there.   See www.deltaimmo.com    -  This company is  based in Bad Ischl.  They and their colleagues act as our agents in Austria and handle all our enquiries.

This is especially important if you are planning to buy a business there as you will need a great deal of support in negotiations with the Austrian authorities which is a service that they are able to provide. The help will not end when you sign for your property, they are there to offer on-going assistance with everything from how to get a TV licence to where is the best place to buy furniture. Clients go back to them when they need assistance, even 2 -3 years after they have bought.  This is an integral part of the service and ensures that Euroburo Limited clients get the most out of owning property abroad.
 

HOW DO WE WORK . . . ?

We act as sales agents for firms of estate agents in different parts of Austria, Hungary, Germany, Slovenia, Slovakia and Croatia. We work with them because they are friendly, well established and speak some English. We try to ensure that they give you a good service.  We have taken a lot of trouble to recruit their services for you.

We are paid by them for introducing clients and no fees are payable to us by you for our services.

Euroburo Ltd trades with Delta Immobilien GmbH on exactly the same basis as with other agents. In short, we act as an English language marketing resource for all these agents.

All transactions are conducted through various estate agents in accordance with the laws of that land. Local notaries are involved as required. Things are generally quite straightforward.

We never handle your money - that is only ever handled by an approved Notary or Lawyer and never by an agent.

You, therefore, buy the property from the vendor through the local agent using a lawyer or Notary in the country concerned and not from us. Although we display the property details on our website as supplied by the various agents we cannot visit them all or be responsible for the descriptions which are sent to us, neither are we aware of the vendors details in most cases.  Whilst we will do our best to help you and believe that these particulars are correct, you should also make adequate enquiries yourself.

Estate agents fees are generally set and controlled by law. You should budget in Austria for agents fees etc. and legal fees of an additional  8 - 10%.  Slovenian costs are a little lower, and costs in Hungary, Slovakia  & Croatia are variable depending on the chosen method of purchase. Germany is roughly the same as Austria.

Nothing on this website constitutes an offer for sale, although the details have been collated as accurately as possible. Everything is "subject to contract" - well not quite, but the equivalent under Austrian/ Hungarian / Slovenian/ Slovakian / Croatian  law. We offer you our general advice on the basis that it is correct to the best of our knowledge. If you feel that you need specialist professional advice, then you should seek it.

Our agents will provide you with all the required information regarding title, leases and the like, and steer you through the local legal requirements. A Notary or Lawyer will draw up the actual contract.

Please try to understand that we have 10,000 - 25,000 visitors a month on our website. It is very important, therefore, to contact us initially from our "Contact us" form. If you have an e-mail address which is not your name, then please ensure that your name appears on your correspondence to us.

A few general points for Austria . . .

Property is very solidly constructed there - it has to be. There is heavy snowfall in winter so strongly built well insulated houses houses are the norm.

The standard is very high, and things tend to be done properly. A survey is not usually required or necessary, but an Austrian survey / valuation can be arranged if required.  It costs around 1,000 - 2,000 euros and is a legally binding document there.  It is called a Gutachten and it will, of course, be in good, solid technical German.

Everything there is kept scrupulously tidy. Your new neighbours will not appreciate it if you allow your garden or property to become untidy because of your absence. You will need their friendship.

Weekend visits to view are not a good idea. The Austrians enjoy their weekends off and most things close from lunchtime on Saturday until Monday morning. Tourist things are open, of course, hotels, restaurants etc., but businesses close. Those that do open on Saturday, often close on Mondays.

Public holidays Public holidays in Austria do not always coincide with those in the UK.  Check before booking your long weekend.

Try to learn a little German. Austria is a polite, courteous society, and a few words of greeting will go a long way. If you decide to live there permanently, then you will be required (a) to learn the language,  (b) be required to show that you have adequate means, & (c) be able to show that you have adequate health care so that you are not a burden to the state.
